Middlesex County Public Records: Two Registry Districts
Most Massachusetts counties have one Registry of Deeds. Middlesex County has two. The county is split into a North District based in Lowell and a South District based in Cambridge. Both districts record and store land records for their respective municipalities, but they operate as separate offices. If you need a deed or mortgage document, you first have to figure out which district covers the town where the property sits.
The split matters more than people expect. A deed recorded in Lowell is not at the Cambridge office. A mortgage from Framingham is not in Lowell. Getting the district wrong means a wasted trip or a failed online search. The two websites also operate separately, though both are part of the statewide MassLandRecords system.
Middlesex County government was abolished in 1998. The Registry offices now operate under the Secretary of the Commonwealth. They kept the same physical locations and staff. Day-to-day operations did not change much for people requesting records.
Middlesex North Registry of Deeds (Lowell)
The Middlesex North Registry in Lowell serves 10 municipalities: Billerica, Carlisle, Chelmsford, Dracut, Dunstable, Lowell, Tewksbury, Tyngsborough, Westford, and Wilmington. Register Karen M. Cassella oversees the office. All records from 1629 to the present have been scanned and are available online through the Middlesex North online portal. That is nearly 400 years of land records in a searchable database.
The office at 370 Jackson Street in Lowell is open Monday through Friday, 8:30 AM to 4:00 PM. Recording ends at 4:00 PM. The office does not take credit cards. Bring cash or a check if you plan to record documents or pay for copies. The Middlesex North Registry website provides direct access to deed images, mortgage documents, discharges, and land court records. You can search by grantor or grantee name, book and page number, or document number. The interface is the same used across all MassLandRecords districts.

The site allows free viewing of all document images. Certified copies cost $1 per page. You can request copies by mail, in person, or by printing directly from the online system if you just need an uncertified copy.
Note: Some online deed copies cost $113-$118 through private companies. The Registry provides the same records for $1 per page or free to view online.
Middlesex South Registry of Deeds (Cambridge)
The Middlesex South Registry covers 44 municipalities, making it one of the largest Registry districts in the state. Cities and towns served include Acton, Arlington, Ashby, Ashland, Ayer, Bedford, Belmont, Burlington, Cambridge, Concord, Everett, Framingham, Holliston, Hopkinton, Hudson, Lexington, Lincoln, Littleton, Malden, Marlborough, Maynard, Medford, Melrose, Natick, Newton, North Reading, Pepperell, Reading, Sherborn, Somerville, Stoneham, Stow, Sudbury, Townsend, Wakefield, Waltham, Watertown, Wayland, Weston, Winchester, Woburn, and others. Register Maria C. Curtatone oversees the Cambridge office.
The South Registry is at 208 Cambridge Street in Cambridge. Research hours run from 8:00 AM to 4:00 PM, and general office hours are 8:30 AM to 4:30 PM, Monday through Friday. All records from 1649 to the present are scanned and available through the Middlesex South online portal. In October 2025, the office added Grantor Indices from 1896 to 1973 to the online system, filling in a significant gap for historical research.

Recording Fees at Both Middlesex Registries
Both the North and South Middlesex registries use the same statewide fee schedule. Fees apply to all documents recorded at either district office. Here are the standard rates:

- Excise Tax: $4.56 per $1,000 of sale price
These fees apply whether you record in person or through e-recording. Both offices accept e-recorded documents. For larger transactions, excise tax can add up fast. A $500,000 home sale carries an excise tax of $2,280 on top of the recording fee.
Note: Cash and checks are the only payment methods accepted at both Middlesex Registry offices. Plan accordingly before your visit.
Free Consumer Notification Service
The Secretary of the Commonwealth offers a free service called the Consumer Notification Service (CNS). When you sign up at cns.masslandrecords.com, you get an email alert any time a document is recorded against your name at either Middlesex Registry. You can register up to three properties. This is a free tool to detect deed fraud or unauthorized recordings early.
This matters because some companies charge $118 or more to mail you a copy of your own deed after you buy a home. The Registry will give you the same copy for $1 per page, or you can view it for free online. If you get a solicitation letter offering deed copies for a large fee, you do not need to pay it.
Middlesex County Court Public Records
Court records for Middlesex County are handled through the Massachusetts Trial Court system. The Middlesex Superior Court, Probate and Family Court, and District Court all generate public records accessible through MassCourts.org. This free tool lets you search by name or case number and returns case status, party names, and docket entries across multiple court types.
The Middlesex Probate and Family Court handles divorces, estates, guardianships, and adoptions. Records from this court are maintained separately from land records. To request copies of probate or family court documents, you contact that court directly. The court's physical files are accessible to the public during normal business hours, and most cases show up in the MassCourts online system.
For criminal case lookups, the Department of Criminal Justice Information Services (DCJIS) manages CORI records. You can request your own CORI or request a check on another person for certain lawful purposes. Learn more at the DCJIS website. How to Request Middlesex County Public Records
Massachusetts public records law is found at MGL Chapter 66, Section 10. Under this law, any person may request public records from a government agency. Agencies must respond within 10 business days. Each Middlesex County office that holds public records has a Records Access Officer (RAO) who handles these requests.
For records held at the Registry of Deeds, the RAO contact is the same email used for general inquiries at each district. The North District RAO is at middlesexnorth@sec.state.ma.us. The South District RAO is at middlesexsouth@sec.state.ma.us. For other Middlesex County agencies, each has its own RAO listed on its website or available through the Secretary of the Commonwealth.
Fees for public records requests are capped by state law. For municipalities with more than 20,000 residents, the first two hours of search and retrieval time are free. After that, the rate is up to $25 per hour. Copies are $0.05 per page. Electronic records are often free to send. If a request is denied or not answered in time, you can appeal to the Supervisor of Records at One Ashburton Place, Room 1719, Boston, MA 02108.
